What's happening

The Torrance Planning Commission considered the 2555 W. 190th Street Industrial Warehouse Project at its February 18, 2026 meeting, and the project was approved that month. Comstock Development plans a single 262,970 square foot building combining warehouse, manufacturing and office space on a consolidated 13.59-acre parcel in the city's heavy manufacturing zone.

The project has been in review for several years. A Draft Mitigated Negative Declaration was released in February 2021, and the South Coast AQMD commented on a revised MND in March 2025.

  • Size: 262,970 SF on 13.59 acres
  • Developer: Comstock Development
  • Location: 2555 W 190th St, Torrance, Los Angeles County
  • Status/Timing: Planning Commission approval February 2026
  • Cost: Not disclosed

What it means for owners, tenants and investors

Together with Sequoia Commerce Center nearby, the project adds more than 500,000 square feet of modern industrial space to the West 190th Street corridor. Tenants gain new options close to the ports and freeways, while owners of older buildings in the area may need to upgrade to compete.

The approval ends a review process that began in 2021 and adds to a pipeline of new South Bay industrial space.
