What's happening

The City of Colton approved the Agua Mansa Logistics Center, two warehouse and office buildings of 474,021 and 456,445 square feet on a 59-acre site at Agua Mansa Road and South Rancho Avenue. The applicants are IDI Agua Mansa, LLC and Lineage Logistics, LLC.

The city filed a Notice of Exemption on February 24, 2026, finding the project consistent with the existing general plan and zoning, where environmental review had already been completed, under CEQA Guidelines Section 15183. The City Council held a public hearing on the development application in early February 2026.

  • Size: 930,466 SF in two buildings on about 59 acres
  • Developer: IDI Agua Mansa and Lineage Logistics
  • Location: Agua Mansa Road and S. Rancho Avenue, Colton
  • Status/Timing: Approved February 2026
  • Approval path: CEQA exemption under Section 15183

What it means for owners, tenants and investors

Approval under existing zoning avoided a full new EIR, a faster path than many Inland Empire warehouses have had. Lineage's involvement suggests a possible cold storage use, though the filing describes warehouse and office buildings.

Colton approved more than 930,000 SF of warehouse space without a new EIR by relying on existing zoning.

What to watch

Construction start, any cold storage specifications, and whether the buildings serve Lineage or other tenants.
