Lake Elsinore panel backs 1M SF Baker Street warehouse
Lake Elsinore's planning commission voted unanimously Sept. 2, 2026 to approve zoning for the two-building, 1M SF Baker Street warehouse project.

What's happening
The Lake Elsinore Planning Commission voted unanimously on September 2, 2026 to approve the zoning application for the Baker Street Warehouse Project, a two-building industrial development of 1,000,451 square feet on roughly 140 gross acres at Baker and Pierce streets. The buildings would be about 788,423 and 212,028 square feet.
The draft EIR circulated in December 2025, with comments closing January 20, 2026. The application would rezone parts of the site from limited to general manufacturing. About 65 residents attended the hearing, with most public comment opposed over traffic, air quality and noise, Patch reported. About 33.65 acres would be set aside for restoration and conservation.
- Size: 1,000,451 SF in two buildings on about 140 acres
- Developer: Riverside Legacy IV Nichols Road, LLC
- Location: Baker and Pierce streets, northwest Lake Elsinore
- Status/Timing: Planning Commission approval Sept. 2026; City Council action pending
- Open space: About 33.65 acres for restoration and conservation
What it means for owners, tenants and investors
The project would add large-format distribution space along the I-15 corridor in southwest Riverside County, an area with less big-box supply than the western Inland Empire. Organized local opposition adds approval and litigation risk.
A 1M SF warehouse cleared its first vote in Lake Elsinore but faces strong neighborhood opposition.
What to watch
City Council action on the EIR and rezoning, any CEQA litigation, and whether the developer names a builder or tenant.
