What's happening

The City of Beaumont circulated a Draft EIR in June 2026 for Beaumont Heights Business Centre, a four-building industrial project proposed by Orbis Real Estate Partners on 385.6 acres. The site must be annexed into the city. The city maintains a project page for public review materials.

The project totals about 5.18 million square feet. Under one development option, the space splits into roughly 2.07 million square feet of general warehousing and 3.11 million square feet of high-cube fulfillment. The filing projects about 6,114 jobs.

  • Size: About 5.18M SF in four buildings on 385.6 acres
  • Developer: Orbis Real Estate Partners
  • Location: Beaumont, Riverside County (annexation required)
  • Status/Timing: NOP May 2024; Draft EIR circulated June 2026
  • Jobs: About 6,114 projected

What it means for owners, tenants and investors

The San Gorgonio Pass has been drawing large distribution users along I-10 between the core Inland Empire and the desert. High-cube fulfillment space at this scale targets e-commerce and big-box occupiers. Existing Pass-area owners would see new competition over time, and LAFCO annexation adds a step before construction can start.

Beaumont Heights would add about 5M SF of big-box space to the Pass area, pending annexation and EIR certification.

What to watch

Watch for comments on the Draft EIR, Final EIR certification, the annexation decision and any phasing plan.
