What's happening

Panattoni Development received approval to build two 35-foot warehouse buildings on 8.5 acres at 300 North Studebaker Road in East Long Beach, next to the Los Cerritos Wetlands.

The Long Beach Zoning Administrator approved the project in November 2023. As part of the project, the developer is donating 1.81 acres of restored wetland to the Los Cerritos Wetlands Authority.

  • Size: 139,200 SF across two buildings on 8.5 acres
  • Developer: Panattoni Development
  • Location: 300 N. Studebaker Road, Long Beach, Los Angeles County
  • Status/Timing: Approved by Zoning Administrator November 2023
  • Cost: Not disclosed

What it means for owners, tenants and investors

Infill warehouse space near the ports of Long Beach and Los Angeles is in short supply, and new buildings in this location tend to attract logistics and last-mile users. The wetland donation shows how habitat restoration can be part of approvals for industrial projects near sensitive land.

Port-adjacent infill warehouse supply grows, paired with a wetland donation that helped clear approval.

What to watch

Watch for construction start, the wetland transfer to the Los Cerritos Wetlands Authority and tenant announcements.
