Oceanside's Eddie Jones warehouse faces legal challenge
Approved at a reduced 497,882 SF in August 2025 after an earlier denial, the four-building project was challenged in court the following month.

What's happening
The Oceanside City Council approved the Eddie Jones Warehouse and Distribution Facility in August 2025 at a reduced 497,882 square feet across four buildings with 28 truck bays. The council had earlier granted a community appeal and denied a prior version.
In September 2025 a nonprofit sued the city, alleging inadequate greenhouse gas review, according to KPBS. The Coast News reported that lawsuits seek to overturn the approval. The developer is RAF Pacifica Group.
- Size: 497,882 SF across four buildings
- Developer: RAF Pacifica Group
- Location: Oceanside, San Diego County
- Status/Timing: Approved Aug 2025; subject to CEQA litigation
What it means for owners, tenants and investors
The project would add significant warehouse and manufacturing space to North County, where supply is limited. Litigation could delay construction, and the outcome may influence how other North County cities handle large warehouse proposals.
Court outcomes will determine whether and when this project moves forward.
What to watch
Watch for court rulings on the CEQA suits and any settlement or project changes.
