Tustin approves 142,924 SF office-to-industrial project

What's happening

Centurion Plaza LLC plans to demolish existing office buildings and a parking structure on Red Hill Avenue in Tustin and build two industrial buildings totaling 142,924 square feet.

The City of Tustin approved the project in May 2024 through adoption of a mitigated negative declaration.

  • Size: 142,924 SF across two buildings
  • Developer: Centurion Plaza LLC
  • Location: Red Hill Avenue, Tustin, Orange County
  • Status/Timing: Approved May 2024
  • Cost: Not disclosed

What it means for owners, tenants and investors

The project is another example of older suburban office being converted to industrial use in Orange County, where industrial land is scarce. It removes office inventory from the market while adding small-bay or mid-size industrial space near the 5 and 55 freeways and John Wayne Airport.

Platform Tustin trades aging office for industrial space, a conversion pattern spreading across Orange County.

What to watch

Watch for demolition and grading permits, the construction start and pre-leasing activity.
