San Jacinto plans up to 9M SF commerce center on 660 acres

What's happening

The City of San Jacinto is reviewing the San Jacinto Commerce Center Specific Plan, which would replace the previously planned Villages of San Jacinto residential project with a seven-area industrial commerce center. A Notice of Preparation was filed in April 2024, and a later Notice of Availability for the environmental document has since been posted to the state CEQAnet database.

The plan allows up to 9 million square feet of building area on roughly 514 of the site's 660 acres. The filing projects up to 8,737 jobs at full buildout. Regional coverage in the Hemet & San Jacinto Chronicle has listed it among the largest warehouse proposals in California, most of which are in Riverside County.

  • Size: Up to 9M SF on about 514 of 660 acres
  • Developer: Applicant not named in the filing; City of San Jacinto is lead agency
  • Location: San Jacinto, Riverside County
  • Status/Timing: NOP April 2024; environmental document circulated for review
  • Jobs: Up to 8,737 projected at buildout

What it means for owners, tenants and investors

A project of this size in the San Jacinto Valley would extend the logistics market further east from the established Perris and Moreno Valley corridors. Inland Empire industrial supply has been working through a heavy delivery cycle, and large entitled sites take years to reach vertical construction. Owners of existing buildings nearby should treat the project as long-dated competing supply rather than a near-term threat, while occupiers gain another future option for large-format space.

San Jacinto's proposed 9M SF commerce center would push large-scale logistics development further east in Riverside County.

What to watch

Watch for the Final EIR, the city council vote on the specific plan and the identity of the applicant or a development partner. Phasing and road improvements will set how quickly any space reaches the market.
