Hemet begins EIR for 358,653 SF Santa Fe Gateway
Hemet has started an environmental impact report for a 358,653 SF speculative industrial project on 18.4 acres at Santa Fe and Midway streets.

What's happening
The City of Hemet issued a Notice of Preparation for a Draft Environmental Impact Report on the Santa Fe Gateway project on June 15, 2026. The public scoping period ran from June 16 to July 15, 2026. The proposal calls for 358,653 square feet of speculative industrial space on an 18.4-acre site at North Santa Fe Street and Midway Street, near State Routes 74 and 79.
The building would combine warehouse, manufacturing and office uses, with roughly 339,565 square feet of industrial space and 19,088 square feet of office. Plans show 54 dock-high doors, 104 trailer stalls, 181 car stalls, a maximum height of 58 feet and up to 20 percent refrigerated storage. The city's filing estimates 349 jobs.
- Size: 358,653 SF on 18.4 acres
- Developer: Applicant listed as Santa Fe Industrial 18.43 LLC; previously reported as Meadow Highlands LLC
- Location: North Santa Fe St and Midway St, Hemet, Riverside County
- Status/Timing: Draft EIR in preparation; construction previously projected to start early 2027 and run about 18 months
- Jobs: About 349 projected
What it means for owners, tenants and investors
A building of this size would add a large block of modern, dock-high space to the San Jacinto Valley, where most industrial stock is older and smaller. The cold-storage allowance widens the potential tenant pool to food and grocery distributors. Owners of existing Hemet industrial space may face new competition for big-box users once the building delivers.
Santa Fe Gateway is still in environmental review, so its 2027 start depends on how the EIR and city hearings proceed.
