What's happening

The Lundquist Institute for Biomedical Innovation plans a biotech campus on the western edge of the Harbor-UCLA Medical Center campus in West Carson. Los Angeles County took a phased approach, with Phase 1 covering 180,000 square feet in two buildings with parking on seven acres fronting Carson Street. Full buildout would reach about 250,000 square feet of occupiable space.

Phase 1 was estimated at $150 million. The county granted the institute control of the land for 55 years with two 20-year renewal options, and the Board of Supervisors approved the 15-acre biosciences park plan in November 2020. Urbanize LA reported interest from a pharmaceutical company, a research organization and a stem cell company.

  • Size: 180,000 SF in Phase 1; about 250,000 SF at buildout
  • Developer: The Lundquist Institute for Biomedical Innovation
  • Location: Harbor-UCLA Medical Center campus, West Carson, Los Angeles County
  • Status/Timing: Plan approved by LA County Board of Supervisors, November 2020
  • Cost: $150 million for Phase 1

What it means for owners, tenants and investors

The campus would give the South Bay purpose-built lab space tied to a major hospital and research institute, something the area largely lacks. That could draw life science users who now look to the Westside, Pasadena or Orange County, and support demand for nearby housing, retail and flex space.

A hospital-linked lab campus could give the South Bay a foothold in Southern California's life science market.
