What's happening

The Santa Ana City Council approved the South Coast Technology Center in August 2024. C.J. Segerstrom and Sons will replace the ageing Lake Center Office Park at 3100, 3110 and 3120 West Lake Center Drive with three Class A industrial flex buildings totaling about 313,000 square feet.

Approved uses include light industrial, corporate office, research and development, light manufacturing and warehousing. The Orange County Business Journal reported the project's value at more than $126 million. The city has described the conversion as part of its economic revitalization effort.

  • Size: About 313,000 SF in three buildings
  • Developer: C.J. Segerstrom and Sons
  • Location: 3100-3120 W Lake Center Dr, Santa Ana, Orange County
  • Status/Timing: Approved by City Council, August 2024
  • Cost: More than $126 million

What it means for owners, tenants and investors

The project removes older office space from the market and replaces it with flexible industrial and R&D product, a trade that follows weak suburban office demand and steady demand for modern small- and mid-bay industrial space in Orange County. Nearby office landlords lose a competitor, while industrial owners gain one.

Swapping obsolete office for Class A flex space reflects where Orange County tenant demand has moved.

What to watch

Demolition of the existing office buildings, construction start and early leasing to manufacturing or defense-tech users.
