What's happening

Hillwood Investment Properties and CBRE Investment Management are redeveloping the former Auto Club Speedway in Fontana into Speedway Commerce Center, a logistics campus planned for roughly 6.6 million square feet. CoStar News reported that the first phase, about 1.8 million square feet in two buildings, was completed in 2025.

The partnership received a $756 million financing package for the development, as reported by REBusinessOnline and Commercial Property Executive. CBRE is marketing space in the Speedway Commerce Center II phase at 9300 Cherry Avenue.

  • Developer: Hillwood Investment Properties with CBRE Investment Management
  • Location: Former Auto Club Speedway, 9300 Cherry Ave., Fontana, San Bernardino County
  • Status/Timing: Phase I completed 2025; later phases underway
  • Financing: $756M package

What it means for owners, tenants and investors

Speedway Commerce Center adds modern, large-format space in one of the most established Inland Empire submarkets, close to I-10 and I-15. That gives occupiers new options in the core market, and it competes directly with older buildings in Fontana and Ontario on clear height and loading.

With Phase I delivered and financing in place, Speedway Commerce Center is now active supply in the core Inland Empire.

What to watch

Watch for Phase I leasing announcements, the delivery schedule for Phase II and whether lease rates hold as the campus grows.
