What's happening

Riverside County is reviewing Stoneridge Commerce Center, a 582-acre industrial, business park and retail development east of Ramona Expressway in the Nuevo area. The county released a Recirculated Draft EIR in January 2024 for Amendment No. 1 to Specific Plan 239.

The plan allows up to 7.35 million square feet of light industrial space plus about 1 million square feet of business park and retail uses. It is studied under two land use scenarios depending on the final Mid-County Parkway alignment. The filing projects roughly 7,389 jobs. The California Attorney General's office submitted comment letters on the project's environmental review in 2020 and 2022.

  • Size: Up to 7.35M SF light industrial plus about 1M SF business park and retail
  • Developer: Not named in the filing
  • Location: East of Ramona Expressway, Nuevo, unincorporated Riverside County
  • Status/Timing: Recirculated Draft EIR January 2024
  • Jobs: About 7,389 projected

What it means for owners, tenants and investors

Stoneridge sits between the Perris and Moreno Valley logistics hubs, so it would compete directly with established big-box product. Its dependence on the Mid-County Parkway alignment adds infrastructure timing risk. State-level scrutiny of its air quality analysis suggests entitlement may take longer than typical.

Stoneridge is a large Perris-area logistics pipeline project whose timing depends on both county approval and Mid-County Parkway decisions.

What to watch

Watch for the Final EIR, Board of Supervisors action and progress on the Mid-County Parkway alignment.
